working with your relationship manager will structure a loan that
meets your objectives in acquiring, building or refinancing
commercial properties. Approval decisions are made regionally.
Owner-Occupant term loan guidelines
• Up to 10-year terms, with up to 30-year amortization
- or up to
25
years, fully amortized
• Up to 75% loan-to-value ratio; higher loan to
values are available
on an exception basis
• Pricing options: fixed rate loans or LIBOR-based
adjustable rate
loans (Including option to
convert to fixed during first three
years)
• Industrial
• Variable prepayment options available on
fixed rate loans
• Costs: Appraisal, environmental report,
and other reports as
necessary
Other financing is available for owner-occupants:
• Combination construction/permanent loans
priced at reference
rate
plus spread
during construction; upon completion, converts
to
standard term loan program
• Small Business Administration 504s available
for property
purchase
or construction projects
offering up to 90% leverage
• Secured lines of credit
• Letters of credit for industrial development bonds
and tax-exempt
revenue bonds for property
