Construction Lending
We offer construction loans, secured by a first trust deed, on most types of commercial properties, including Office, industrial, retail, condominiums, multifamily, single-family residential. Our Commercial Construction Loans feature a variable rate of interest, with 12-to 24-month terms. In some cases, the loan may be convertible to longer-term financing at the completion of construction. The maximum loan amount on a commercial construction loan will depend on the type of property and the level of financial support.

Mini-Permanent Loans
For longer-term financing of commercial real estate, BCF offers semi-permanent loans on many types of existing properties, including office, industrial, anchored and shadow anchored retail, and multifamily and residential.

These loans are amortized over 20 to 25 years, with a balloon payment due at the end of the term.  Rates may be fixed or variable. The amount you can borrow will depend on the type and value of the property. Loan amounts will depend on property type, operating history, and level of financial support.

Commercial Loan Non mortgage method of financing real estate through a bank
Second Mortgage (Commercial) Loan secured by equity behind that of the first lien.
Fixed Rate Loan Interest rate remains constant throughout the term.
Bridge Loan A loan that bridges the gap between two other loans – 24 months
Hard Money Loan Loans from private lenders based primarily on the hard asset value (commercial building, vacant land, etc.).
Joint Venture A financial partner in the development of real estate.
Combination Loan One loan combining a construction loan and permanent take-out loan after construction is completed.
Construction Loan Loan made for the construction of improvements. Funds disbursed in periodic intervals as work in progress.
Acquisition and Development Raw land infrastructure development (streets, utilities, etc.)
Equity Financing Lender finances high ratio loan in exchange for a percentage of ownership, and the right to share in the property’s cash flow
Equity Participation When a lender receives partial ownership interest in the project in order to increase its return on the loan.
Portfolio Loan Any loan retained by the lender, as contrasted with selling it in the secondary market.
